First, Carmen will listen carefully to what you’re looking for and help you identify your priorities – what’s a must-have vs. a nice-to-have? He helped us prioritize homes based on (1) our vision for our family, (2) the aesthetic we preferred, and (3) the functionality that matched our lifestyle. My husband and I joked that it was like having a couples therapist, because Carmen really knew us that well and helped us navigate to the right area and the right house.
Second, Carmen will not let you waste time on properties that do not align to those values. He never pushed us to pick a property. In fact, he often told me, “No, we’re not seeing that. It doesn’t fit the bill for you and it’d be a waste of time.” By doing so, he saved us a lot of effort and heartache in finding our home.
Third, he is incredible at negotiating and helped us save a lot of money in a quick turnaround. We expected a $2K concession from the seller but instead, we received $8K. And we were able to close on our property in a matter of days! This is where we really saw Carmen’s deep knowledge of real estate come into play, as he advised us on what to ask for after our inspection.
Fourth, Carmen has the most incredible work ethic. I received a response within 30m of every text, email, or phone call – no matter the time of day! When we attended weekend open houses and found a property that we were considering, Carmen was often available within 20m to come by and validate our interest. He was incredibly patient and thorough in explaining every step of the process and every line of our contract. He was hands-on and represented our interests at every step.
Finally, Carmen does not treat you like a customer alone- he really becomes a friend. He generously gave us a gift and champagne on our Closing Day, ordered us a large pizza on Moving Day when we were bone-tired, and sent us hand-written notes in the first week we lived in our house. He’s demonstrated a vested interest in our happiness and I cannot imagine working with anyone else.
I could go on and on, but I’ll leave it at this. My partner and I got referred to Carmen from a good friend of ours who had great success selling his condo a few years back. From the moment Carmen responded to our text introduction, to the first time we met with him in person at our Dallas condo, Carmen’s positive hopeful energy radiated throughout — even while wearing a face mask. Being somewhat anxious first-time sellers, we didn’t know what to expect or how to begin — especially during a pandemic. As part of his plethora of real estate services, Carmen’s team creates a 3D virtual tour affect that takes any potential buyer and virtually transports them into “their new place” when viewing the MLS listing before even stepping foot on property. This added feature gives buyers a realistic vantage point of life living in our condo. I almost wanted to buy it because it was so good and real.
